Terms of Service

These Terms of Service ("Terms") govern your use of the Sandhill Shores website at sandhillnexus.com and its associated domains (the "Site"), operated by Realm Nexus Corporation ("Realm Nexus," "we," "us," or "our"). By accessing or using the Site, or by submitting any form on it, you agree to these Terms and to our Privacy Policy. These Terms may be accepted electronically, and electronic records and signatures are given effect under the Florida Electronic Transactions Act, Fla. Stat. § 668.50.

The Site is informational only. Nothing on the Site is, or should be construed as, an offer, a solicitation of an offer, or a binding commitment by Realm Nexus to sell, lease, or reserve any unit, lot, or interest in Sandhill Shores or any other project. All content is subject to the disclaimers on our Disclosures page, which are incorporated into these Terms.

Submitting an investor inquiry, reservation-interest, contact, or meeting-booking form creates no contract, reservation right, or priority of any kind and imposes no obligation on Realm Nexus. Any "reservation" expressed through the Site is non-binding. The Site does not process payments; if any deposit is ever collected in connection with a reservation, it will be governed by a separate written agreement and will be refundable in accordance with that agreement and applicable law.

By submitting a form that includes your telephone number, you expressly consent to receive calls and text messages from Realm Nexus at that number regarding your inquiry, including calls and texts placed using automated technology. Consent to marketing communications and to sharing your information with financing partners is separate, optional, and unchecked by default; it is not a condition of any purchase or of submitting an inquiry. Message and data rates may apply, and you may revoke consent at any time.

You represent that the information you submit through the Site is accurate, current, and yours to provide. You grant Realm Nexus a non-exclusive, royalty-free license to use, reproduce, and process your submissions for the purposes of responding to your inquiry, operating the Site, and as described in our Privacy Policy.

The Site and all of its content — including text, designs, graphics, photographs, architectural renderings, floorplans, logos, and trademarks — are owned by or licensed to Realm Nexus and are protected by intellectual-property laws. You are granted a limited, revocable, non-transferable license to view the Site for personal, non-commercial use. No other right or license is granted.

• No scraping, harvesting, or automated collection of Site content or data.
• No unlawful, fraudulent, or misleading use of the Site or its forms.
• No interference with the Site's operation or security, and no attempt to gain unauthorized access to any system or data.

The Site may link to or integrate third-party websites and services, including scheduling and financing partners. We do not control and are not responsible for third-party sites, services, or their content, and linking to them is not an endorsement. Your use of them is at your own risk and subject to their terms.

THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY WARRANTY OF ACCURACY, COMPLETENESS, AVAILABILITY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. ALL REAL-ESTATE CONTENT IS SUBJECT TO THE DISCLAIMERS ON THE DISCLOSURES PAGE.

TO THE FULLEST EXTENT PERMITTED BY LAW, REALM NEXUS AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING FROM OR RELATING TO THE SITE OR THESE TERMS. OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100). Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

You agree to indemnify and hold harmless Realm Nexus and its officers, directors, employees, and agents from any claims, damages, and expenses (including reasonable attorneys' fees) arising from your violation of these Terms or your misuse of the Site.

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. Exclusive jurisdiction and venue for any dispute arising from or relating to the Site or these Terms lies in the state and federal courts located in Miami-Dade County, Florida, and you consent to personal jurisdiction there. TO THE EXTENT PERMITTED BY LAW, EACH PARTY KNOWINGLY AND VOLUNTARILY WAIVES ANY RIGHT TO A TRIAL BY JURY IN ANY SUCH DISPUTE.

Formal legal notices under these Terms must be delivered in writing to: Realm Nexus Corporation, Attn: Legal, 960 Arthur Godfrey Road, Ste 402, Miami Beach, FL 33140, with a copy by email to legal@realmnexuscorp.com. Notices are deemed received five (5) business days after deposit with a nationally recognized courier or certified mail, or one (1) business day after email transmission with no bounce or error response.

If you believe content on the Site infringes your copyright, send a notice compliant with 17 U.S.C. § 512 to our designated agent: Realm Nexus Corporation, Attn: DMCA Agent, 960 Arthur Godfrey Road, Ste 402, Miami Beach, FL 33140, legal@realmnexuscorp.com.

We may modify these Terms or the Site, or suspend or terminate access, at any time; changes take effect when posted, and your continued use constitutes acceptance. If any provision of these Terms is held unenforceable, the remainder stays in effect. These Terms, together with the Privacy Policy and Disclosures, are the entire agreement between you and Realm Nexus regarding the Site.
