1. Who We Are and What This Policy Covers

This Privacy Policy describes how Realm Nexus Corporation ("Realm Nexus," "we," "us," or "our") collects, uses, discloses, and protects personal information when you visit the Sandhill Shores website at sandhillnexus.com and its associated domains (the "Site"), or when you submit information to us through the Site's inquiry, reservation-interest, contact, or meeting-booking forms.

This policy is written as a single, layered policy: it applies a United States multistate baseline (including the California Consumer Privacy Act as amended by the CPRA and other comparable U.S. state privacy laws), together with an additional layer for visitors in the European Union, European Economic Area, and United Kingdom under the GDPR and UK GDPR (see Section 9), which applies if and to the extent those laws cover your use of the Site.

2. Information We Collect

Information you provide. When you submit a form on the Site, we collect the information you enter, which may include your name, email address, telephone number, the residence or offering you are interested in, your message, and any information you provide when booking a meeting or responding to our communications.

Information collected automatically. When you visit the Site, we and our service providers may automatically collect device and usage information, such as IP address, browser type, pages viewed, referring pages, and interactions with the Site, through cookies and similar technologies as described in Section 6.

3. Third-Party Services We Use

We use, or may use, the following categories of third-party services to operate the Site and process visitor data:

  • Meta (Facebook) Pixel — advertising measurement and audience building.

Analytics and marketing tags (including Google Analytics and the Meta Pixel) operate on an opt-in basis and remain disabled until you consent through our cookie-consent tool, as described in Section 6.

We do not sell personal information for money.

Analytics and marketing cookies, including those used by Google Analytics and the Meta Pixel, are suppressed until you affirmatively consent through our consent-management tool.

Marketing consent is separate from your core inquiry. If you are located in the European Union, European Economic Area, or United Kingdom, we process your personal data on the following legal bases: your consent (analytics, marketing, and financing-partner sharing), our legitimate interests in operating and securing the Site and responding to inquiries, and compliance with legal obligations.

You have the rights of access, rectification, erasure, restriction, portability, and objection, and the right to withdraw consent at any time without affecting prior processing. Because we are based in the United States, your data will be transferred to and processed in the United States; where required, we rely on appropriate safeguards for such transfers. We retain personal information for as long as needed to respond to your inquiry, maintain our relationship with you, comply with legal obligations, resolve disputes, and enforce our agreements, after which it is deleted or de-identified.

The Site is not directed to children and we do not knowingly collect personal information from anyone under 16 years of age. If you believe a child has provided us personal information, contact us and we will delete it.

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

We may update this Privacy Policy from time to time. The "Last updated" date above shows when it was most recently revised; material changes will be posted on this page.
